Frank Roddy of Roddy Inc. Brokers the Sale of a 55,250 SF Building in Bucks County, PA’s Keystone Park for $3,850,000

Roddy Inc., the Bensalem-based industrial and commercial real estate brokerage firm, announced that it represented Westport Investment Group in the sale of the 55,238 sq. ft. manufacturing/distribution facility located at 1526 Grundy’s Lane in Keystone Park, Bristol, Bucks County, PA.

Frank Roddy, President of Roddy Inc., who handled the transaction of behalf of Westport, advised that the facility, situated on 5.04 acres, was sold for $3,850,000 to Grundy Lane Bristol LLC, who was represented in the transaction by Scott McCabe of Zommick McMahon Commercial Real Estate.

Grundy Lane Bristol LLC is an entity related to Diamond Tool & Fasteners, Inc. who will occupy the facility in addition to its current Philadelphia location.  Diamond Tool supplies industrial material and equipment and offers products such as abrasives, adhesives and tape, anchors, drilling equipment, hand tools, and fastening accessories.

The site consists of 5.04 acres on which is located a modern one-story facility consisting of approx. 55,238 sq. ft., which is expandable.  The building is fully heated and sprinklered, offers eight (8) tailgate doors, one (1) drive-in door, clear ceiling heights of 36’3” sloping to 28’0’ to the underside of the steel purlin and 33’10” sloping to 25’5” to the underside of the beam, 3 phase, 4 wire 277/480 volt primary electric service and approx. 2,400 sq. ft. of offices.
