Roddy Inc., the Bensalem based industrial and commercial real estate brokerage firm representing Cenveo Corporation, a NYSE Company, which is the successor to Mail-Well, Inc., sold the 102,835 square feet building located on 12.30 acres at 633 Dunksferry Road, Expressway 95 Industrial Park, Bensalem, Bucks County, PA to 633 Dunksferry Road Associates, LLC for $4,200,000.00.
The 102,835 square foot building is heated and the entire building is sprinklered by a hydraulically designed automatic wet sprinkler system. The building offers ceiling heights ranging from 28' to 34', tailgate and drive-in loading, extensive parking and 5,195 square feet of air-conditioned offices. The property is conveniently located at the Street Road Interchange of I-95.
Frank Roddy, President of Roddy Inc., advised that the property was highly sought after and stated that there were four (4) offers to purchase the property prior to it having been placed actively on the market. The property was purchased by 633 Dunksferry Road Associates, LLC, a company related to T.C. Millwork. Roddy stated that the principals of T.C. Millwork (Dennis Kubach and Arthur Kubach) prevailed in the negotiating process due to their ability to submit a virtually contingency-free offer with a closing schedule that met the objectives of Mail-Well, Inc. Roddy stated that this is just one more example of how limited the supply of industrial buildings for sale is and demonstrates that the demand for industrial buildings continues to be strong.
T.C. Millwork, Inc. will lease the facility from 633 Dunksferry Road Associates, LLC for its manufacturing operation of casino slot bases, millwork and store fixtures. T.C. Millwork, Inc. has two other divisions; Tricon Construction who handles the installation of all products for T.C. Millwork, Inc., Spectrim Building Products who manufacture moldings and wainscot for hotels and corporate offices and has recently begun manufacturing a line of outdoor art for golf courses, etc. called Open Air Designs. T.C. Millwork, Inc. has 70 employees and hopes to double that number in the next three (3) years.
Roddy Inc., on behalf of T.C. Millwork, Inc. and with the assistance of Kim McFadden, Regional Director, and Caroline Horstmann, Development Specialist, of the Governor's Action Team and Robert Cormack, Executive Director, and David Light, Loan Manager, of the Bucks County Economic Development Corporation, were able to structure extraordinary financing and economic incentives for 633 Dunksferry Road Associates, LLC and T.C. Millwork, Inc.
Sovereign Bank provided first position industrial revenue bond financing, the Pennsylvania Industrial Development Authority provided second position financing and financing was also provided by the Pennsylvania Small Business First program and the Bucks County Economic Development Corporation's Revolving Loan Fund with the end result being that the project was 95%+ financed at an average interest rate substantially below prevailing conventional financing rates. Further, the Governor's Action Team provided substantial job creation tax credits, job training assistance grants through its customized job training program and WEDnet program and low interest financing for the acquisition of machinery and equipment through the Machinery and Equipment Loan Fund program.
