The property is conveniently located at the Street Road Interchange of I-95.

The property was purchased by 633 Dunksferry Road Associates, LLC, a company related to T.C. Millwork. Roddy stated that the principals of T.C. Millwork, Inc., Spectrim Building Products who manufacture moldings and wainscot for hotels and corporate offices and has recently begun manufacturing a line of outdoor art for golf courses, etc. called Open Air Designs. T.C. Millwork, Inc. has 70 employees and hopes to double that number in the next three (3) years.

Millwork, Inc. and with the assistance of Kim McFadden, Regional Director, and Caroline Horstmann, Development Specialist, of the Governor's Action Team and Robert Cormack, Executive Director, and David Light, Loan Manager, of the Bucks County Economic Development Corporation, were able to structure extraordinary financing and economic incentives for 633 Dunksferry Road Associates, LLC and T.C. Millwork, Inc.

Sovereign Bank provided first position industrial revenue bond financing, the Pennsylvania Industrial Development Authority provided second position financing and financing was also provided by the Pennsylvania Small Business First program and the Bucks County Economic Development Corporation's Revolving Loan Fund with the end result being that the project was 95%+ financed at an average interest rate substantially below prevailing conventional financing rates. Further, the Governor's Action Team provided substantial job creation tax credits, job training assistance grants through its customized job training program and WEDnet program and low interest financing for the acquisition of machinery and equipment through the Machinery and Equipment Loan Fund program.
