Both facilities are owned by Liberty Property Trust, a New York Stock Exchange real estate investment trust. The aggregate value of the two (2) long-term Lease Agreements is in excess of $15,000,000.00.
The 800 Arlington Boulevard property that was originally constructed for Zany Brainy is a one-story building of 250,232 sq. ft. featuring 30' clear heights, an ESFR sprinkler system, 31 cross-docked tailgate loading doors and 2 drive-in doors. The facility is expandable to 500,000 square feet and Direct Group reserves rights for such expansion. The 100 Berkeley building consists of 167,000 sq. ft. and features 30' clear heights, an ESFR sprinkler system, extensive tailgate loading doors and drive-in doors. The facility is expandable to 267,000 square feet and Direct Group reserves rights for such expansion. The facilities are conveniently located adjacent to Route 322 offering convenient access to Exit 11 of Interstate 295, the New Jersey Turnpike, Commodore Barry Bridge, Interstate 95 and the Blue Route.
Manny Ortiz, President and CEO of Direct Group, advised that the long-term commitment to the state-of-the-art facilities offering a total of 417,232 sq. ft. will enable Direct Group to aggressively expand and provide the highest level of service in the industry to its world-class customers. Further, Ortiz stated its employment at Commodore Business Center will grow from 300 to approximately 1,200.
