2994-2996 Samuel Drive Sold To Private Investor

 

Roddy Inc. represents G&N Wesley Trust in the acquisition of 2994-2996 Samuel Drive, Delaware Expressway Industrial Park, Bensalem, PA which was owned by a fund managed by BlackRock Realty Advisors.

 

G&N Wesley Trust is a locally based private investor headquartered in Newtown, Bucks County, Pennsylvania and its principal is Joseph L. Wesley. 

 

James Kelly, Vice President of Real Estate for G&N Wesley Trust, advised that he was pleased to have acquired the 214,320 square foot industrial building situated on over ten (10) acres at a price of $7,450,000 which is below replacement cost.  He further stated that this acquisition is part of a new business plan to acquire properties in the metropolitan Philadelphia area which will allow them to better manage their properties and serve the interest of their tenants. 

 

Frank Roddy, President of Roddy Inc. who handled the transaction,  advised that the property is located at the Street Road interchange of Interstate 95 and that the property is one hundred percent occupied by two tenants:  Pitney Bowes Presort Services & 5K Logistics.  Roddy also advised that significant capital improvements have recently been completed at the property including an ESFR sprinkler system, T5 lighting, upgraded loading docks, power, new office space, and a new HVAC system throughout the Pitney Bowes space.
