Division of US Steel Group Sells 6.96 Acre Lot Under Roddy Representation

Roddy Inc. represented USX Realty Development, , a unit of USX Corporation, in the sale of a 6.96 acre site for $626,400.00 in the USX Industrial Park, Falls Township, Bucks County, PA to HFH Realty Associates, L.P. (“HFH”).

HFH acquired Lot #1 in Phase IV of the 2,000 acre park and will build two facilities, one comprising of 21,545 square feet to be occupied by Pre-Blend Products, Inc. and the other, 27,844 square feet to be occupied by Sika Corporation.

Keystone Heritage Group, a project development and management company specializing in industrial and commercial redevelopment projects, is the owner's representative and project developer.

Pre-Blend Products, Inc. is a privately held manufacturer and specialty blender of cement based products for the construction industry. Their products are distributed through building materials and concrete material distributors throughout the United States. They will be employing fifteen (15) people at the new facility.

Sika Corporation, an independent Swiss group, is one of the world's leading manufacturers of construction chemicals and has built a second core business of industrial sealants and adhesives. Sika Corporation has a total of seventy-one production and marketing companies and are located in fifty-six countries around the world. Sika Corporation anticipates employing fifteen (15) people at the new facility.

The project was financed by First Union National Bank.

HFH will be the first to build in Phase IV of the Park. Other development in the park in the last two years include, Phase II consisting of a 67,000 square foot building occupied by LTL Color Compounders, Inc., 45,692 square foot building occupied by Tri-Lite Plastics, Inc. and a 32,000 square foot building occupied by Accu-Fire Fabrication, Inc. Phase III consisting of a 76,000 square foot building occupied by A & A Machinery Moving, Inc., 85,480 square foot and 60,940 square foot buildings occupied by Novatlantic Steel and Tube Corporation and 80,000 square foot building occupied by VanWaters and Rogers. Four lots remain available in Phase III and seven lots remain in Phase IV all of which are being offered for sale at $90,000.00 per acre and most are served by rail and all have access to the on-site deep-water port.
